Engineering, construction and maintenance has become an increasingly complex undertaking in today's data centers. Our blog is to promote an open exchange of ideas, questions and recommendations relating to these issues in data centers, computer rooms and other mission critical facilities.

I have just taken over a small datacenter, it has up until now not beenn managed well at all - no documentation, cmaintenance contracts etc exist over the facility, Our aircons are packing up from lack of service nad I thought that would be a great way to start getting management to by into a PM plan. I need to write the business case and the requirement specification. We have about 15 Carrier Split units and for the lie of me no one can suggest a cost effective minimum required preventative maintenance schedule, I have searched the net for something that says for example "Major services 4 times per year and minor services 8 times per year - and this is the scope of work that is required to be covered on each visit" - can any one supply industry best practice recommendations as the Manufacturer does not have anything listed on their site (at least not South Africa site. What are other data-center managers doing? Sure I can insist on a monthly maintenance but with 12 branches around a large geographical area this is not cost effective

To respond to Colin's question above, the industry norm is one major PM and 3 minor PM's during the year. However, the when we have a PM contract, we work closely with our customer to identify the best schedule for the equipemnt based on the age and environment because reducing failures is the goal for preventive maintenance. We have a scope of work that you can use as a reference (http://www.eecnet.com/equip_hvac_scope.htm) and let your HVAC company know that frequent filter changing and coil cleaning is recommended for this type of environment.
